Van Buren foreclosures and Van Buren home buying




The other day I was out looking at Van Buren foreclosures and Belleville foreclosures with clients. We saw some homes that had location issues and my clients had to decide whether they minded looking at that or if the potential resale problems would be a major determent.

One of the houses had this view of a commercial building. So my clients decided to pass on the house.


Then another house had major window issues. The window issues weren't that hard to spot. Some builders put the cheapest materials in. These homes are less than ten years old and all the windows need to be replaced already. I would be chasing that builder to replace the windows if it was my home.

The home owner had used the yellow spray foam insulation where the top and bottom of windows meet. I always figure to replace a window costs about $300. So adding them all up the cost would be over $5000. My clients would not have the money to replace the windows after they bought the Van Buren foreclosure so we had to pass on that house.
We finally found a Van Buren foreclosure that met thier needs and was in their price range. We put in their bid and we are now waiting to see if their bid wins. There were 4 bids so hopefully we will have the best bid.
