Brendel Lake in White Lake Michigan is about 89 acres in size.  It is a private lake in White Lake Township off Bogie Lake Rd.  The lake is a long narrower lake. 

What is nice about Brendel Lakefront homes is that some of them sit on very large lots.  Some of the lakefront homes you can actually feel like you are up north with being only minutes from M-59.  There is a wide variety of lakefront homes on Brendel Lake.  Some are newer, bigger colonials and there are still some old cottages on the lake.

Long Lake lakefront homes - Hartland lakefront real estate

Long Lake is located near M-23 and M-59 interchange in Hartland Michigan.  Long Lake lakefront homes are highly sought after Hartland lakefront real estate because it is a good sized all sports lake.  Long Lake is a private all sports lake that is 146 acres.

There is one Long Lake lakefront home on the lake that is what I would call an estate home.  It is 12,800 square foot lakefront home with 6 bedrooms, 6 bathrooms on 18 acres.  It has a pole barn in addition to the 3+ car attached garage.  I guess you would call it one of Livingston County's lakefront luxury estate home.

But there are some much smaller Long Lake homes that are 1200 square foot ranch homes that were built in the 1930's and 1940's.  They have 3 bedrooms, maybe 1 or more baths, and some may not even have garages!

Many of the Long Lake waterfront properties on the one side of the lake are newer brick home, on good sized lots (from 100 -300' of lake frontage).   That is the subdivision side of the lake.   On the other side of the lake some of the lakefront properties are large.  Some are bigger than 1 acre.  Whenever you are looking for a Long Lake lakefront homes you want to know what the comps are.  What are the latest sold prices on the lake?

Beacon Meadows subdivision Plymouth MI

Beacon Meadows subdivision Plymouth Michigan is located off North Territorial Rd between Sheldon and Beck Roads. Beacon Meadows homes were not the ordinary mass produced subdivision homes. Many of them had custom touches. In fact two of the builders of the homes still live in the sub. It still is one of Plymouth's best subdivisions.

There is a small pond in the subdivision and there is a commons area that goes down to the pond. Very few people every even use the commons area. Beacon Meadows subdivision is basically a circular subdivision with 3 small cul de sacs off it. The lots are fairly good sized and the subdivision has some small rolls to it.

Northville foreclosures

Here is the latest Northville foreclosure listings as of November 28, 2010. There are only 5 Northville foreclosures which is one of the smallest number of foreclosures in Northville in quite a while. These homes have been on the market an average of 52 days which is average for the area.

Wayne and Oakland County foreclosures are selling relatively quickly if they are in good shape and in a decent city. Some even sell for more than list price.
