Beacon Meadows subdivision Plymouth MI

Beacon Meadows subdivision Plymouth Michigan is located off North Territorial Rd between Sheldon and Beck Roads. Beacon Meadows homes were not the ordinary mass produced subdivision homes. Many of them had custom touches. In fact two of the builders of the homes still live in the sub. It still is one of Plymouth's best subdivisions.

There is a small pond in the subdivision and there is a commons area that goes down to the pond. Very few people every even use the commons area. Beacon Meadows subdivision is basically a circular subdivision with 3 small cul de sacs off it. The lots are fairly good sized and the subdivision has some small rolls to it.

Northville foreclosures

Here is the latest Northville foreclosure listings as of November 28, 2010. There are only 5 Northville foreclosures which is one of the smallest number of foreclosures in Northville in quite a while. These homes have been on the market an average of 52 days which is average for the area.

Wayne and Oakland County foreclosures are selling relatively quickly if they are in good shape and in a decent city. Some even sell for more than list price.

Northville and Northville Township are actually two separate communities but people refer to them as Northville as if they were one and the same. The City of Northville has a central historic district with quite a few victorian homes. Novi condo foreclosures

There are 14 Novi condo foreclosures currently for sale that have been on the market an average of 118 days. The time on the market is a little long as compared to some of the other local cities.

I think there are a couple of deals on this list. If you can buy a Novi condo for less than $40 a square foot then I think this is a deal. Some of these Novi condos are apartment building that have been converted over to condos.

Right now there are only 4 Northville foreclosures on the market. That isn't many compared to many other local Metro Detroit cities. The foreclosed homes in Northville have only been on the market an average of 66 days. Which is about average for many Detroit area cities.

As you can see from the list below we have one older home near downtown Northville that has been foreclosed upon. And the foreclosed home on Delta Drive was built in 1992 and has many of the modern features home buyers look for.

In the last 60 days there were 34 Northville foreclosures that sold after being on the market an average of 32 days. There were 18 Northville homes that sold over list price, 15 that sold below list price, and one that sold at list price. But what is telling about the Northville foreclosure market is that seven of the foreclosed homes sold for a lot more than list price. The list price was below market and home buyers were willing to pay much more than list.

One sold for 24,000 over list, 3 of them sold over 31,000 over list price, one $36,000 over, 38,000 over list price, and one even sold $70,000 over the list price. So if it is a bargain bid over.

Van Buren foreclosures and Van Buren home buying




The other day I was out looking at Van Buren foreclosures and Belleville foreclosures with clients. We saw some homes that had location issues and my clients had to decide whether they minded looking at that or if the potential resale problems would be a major determent.

One of the houses had this view of a commercial building. So my clients decided to pass on the house.


Then another house had major window issues. The window issues weren't that hard to spot. Some builders put the cheapest materials in. These homes are less than ten years old and all the windows need to be replaced already. I would be chasing that builder to replace the windows if it was my home.

The home owner had used the yellow spray foam insulation where the top and bottom of windows meet. I always figure to replace a window costs about $300. So adding them all up the cost would be over $5000. My clients would not have the money to replace the windows after they bought the Van Buren foreclosure so we had to pass on that house.
We finally found a Van Buren foreclosure that met thier needs and was in their price range. We put in their bid and we are now waiting to see if their bid wins. There were 4 bids so hopefully we will have the best bid.

Metro Detroit real estate information

Today they revealed that Michigan is still number one in the nation in Unemployment. How does that affect the Metro Detroit real estate market?

It is really quite simple. If you take 10% out of the market because they are unemployed it means there will be more foreclosures coming and less demand. Less demand because unemployed people can't buy houses. Some of these unemployed people are moving back in with family.

They are not buying Livonia real estate or any home in the metro Detroit area. They aren't buying any Oakland County Lake real estate or even a condo. They aren't spending money, they are uncertain about their future.

Less demand then means there are more homes going to be on the market. The longer homes are on the market the lower prices will fall. We need job creation to help rebuild the Metro Detroit economy. Just my thoughts.

explanation of sellers concessions - Redford real estate

So you are you buying a piece of Redford real estate and you need an explanation of sellers concessions mean?
If you are a Redford home buyer and you don't have the enough money to buy a home. Sure you have the 3 1/2% that FHA requires, but you don't have much more. And you can't get more from any family members. So what do you do? You want to
buy a Redford home but you don't have the money. Yes you can still buy the home.
The way it is done is by asking for sellers concessions. The explanation of seller's concessions is when the seller pays for your closing costs. On a FHA loan you can get up to 6% of the purchase price to pay for closing costs. So if you are buying a $100,000 Redford home you can get 6% of $100,000. That is $100,000 x .06 = $6000.

But you have to remember when you ask for sellers concessions it is coming out of the seller's bottom line. So if you offer $100,000 on that Redford bungalow the seller is only going to get $94,000 because he is giving you $6000. So take this home buyer tip and use it well. If you know there are multiple bids on a house take into account the sellers concessions you are asking for.
The bottom line is: If you only have the down payment for the house you can buy a home. All you have to do is have your Real estate agent ask for seller's concessions.

Farmington Hills real estate

Here is a quick glimpse of what is happening with Farmington Hills real estate and more specifically Farmington Hills Condos. This just shows how many are for sale in the different price ranges and how long they have been on the market. These are the Farmington Hills condos that are currently for sale. You see there are quite a few condos that are priced under $60,000.

This year I have helped quite a few young people get into condos. I had a couple of buyers that bought condos for cash. They are going to live in these condos and have a lower payment than they can rent for. And they own the place.

Some of these condos my clients have bought were very nice. Move in ready, freshly painted. Quiet condo associations. I have helped clients buy stand alone ranch condos for $75 a square a foot that were spacious, newer, move in ready, and in a gated complex. I have seen 2500 square foot condos for under $150,000. There are lots of good condo deals out there..... and still quite a few good home deals.
